A Residential Practice
We identify and purchase older properties with strong bones and quiet character, as well as sites suited for new construction, and renew them through a careful, design-led process.
We work across renovation and ground-up building, creating homes intended to be lived in, returned to, and inhabited over time.
Homes Meant to Be Lived In
Much of today’s housing—particularly new development—has become standardized and over-finished. Homes are designed to be “nice,” yet feel interchangeable, staged, and detached from real life.
Our work responds to this condition.
Flow, Not Performance
We believe living spaces should encourage flow, not performance. As designers and live-rs, we value spaces that breathe and allow daily life to unfold naturally.
We avoid rigid styling and lifestyle prescriptions. A domestic space should be something you grow into, not a scene you maintain.
Softness and Restraint
Our design ethic centers on softness, restraint, and small moments of surprise. Not spectacle or signature moves, but quiet cues—material shifts, spatial pauses, tactile details—that loosen rigidity and invite ease.
Space should feel supportive, occasionally nudging you back into your own aliveness.

We like to say that we build the trellis. We preserve what carries history and clarity, build with precision and warmth, and leave room for the people who live there—now or later—to grow their own rituals.
Every project includes a simple built-in moment and a site-inspired object: a spatial detail that anchors the home emotionally, and a portable artifact that carries intention forward. Together, they give a home its identity—rooted not in style, but in lived experience.
